What Is an EnerGuide Evaluation?
An EnerGuide Evaluation is a home energy assessment conducted by a certified energy advisor to measure a home’s energy efficiency. It includes:
A blower door test to check for air leaks
An inspection of insulation, heating, cooling, and ventilation systems
A detailed report and EnerGuide label showing your home’s energy consumption and efficiency rating
This evaluation is often required for government rebate or loan programs like the Canada Greener Homes Loan and mortgage insurance rebates (e.g., CMHC Eco Plus). It helps homeowners understand how their home uses energy and what upgrades can improve efficiency and reduce costs.
Why You Need One
✅ To Access Rebates and Loans
Many government programs—like the Canada Greener Homes Loan and CMHC Eco Plus mortgage insurance rebate—require an EnerGuide Evaluation before and after upgrades to determine eligibility and verify improvements.
🔍 To Understand Your Home’s Efficiency
The evaluation shows where your home is losing energy (e.g., poor insulation, drafty windows) and gives you a clear picture of its overall energy performance.
💡 To Make Informed Upgrade Decisions
You’ll receive customized recommendations to help prioritize upgrades that will give you the best return on investment—such as insulation, heat pumps, or high-performance windows.
💰 To Save on Energy Bills
By improving your home’s energy efficiency, you can lower your heating and cooling costs—and potentially increase the resale value of your home.
In short, it’s a first step in planning energy-efficient renovations and accessing funding to help cover the cost.
How It Works
🔎 1. On-Site Home Visit
A licensed energy advisor visits your home and conducts a top-to-bottom inspection, including:
Measurements of your home’s walls, windows, doors, and insulation
Evaluation of your heating, cooling, and ventilation systems
Check for air leakage points and overall airtightness
💨 2. Blower Door Test
A special fan is temporarily installed in an exterior door to depressurize the house. This test:
Draws in outside air through any gaps or leaks
Helps pinpoint where heat is escaping
Measures the overall airtightness of the home
📊 3. EnerGuide Rating & Report
After the visit, the advisor submits the data to Natural Resources Canada (NRCan) to generate:
An official EnerGuide rating (gigajoules/year)
A label showing your home’s energy performance
A Homeowner Information Sheet with upgrade recommendations
🛠️ 4. Planning Upgrades
If you’re planning renovations, the report helps you prioritize which upgrades will improve efficiency the most, and may be required to qualify for government rebates or loans.
It’s a science-based, standardized process designed to give homeowners an accurate picture of their home’s energy use and improvement potential.
