Mortgage Insurance Rebate
Newly built homes
Building or buying a newly built home? You may qualify for a 25% mortgage-insurance premium refund.
CMHC Eco Plus, Sagen Energy-Efficient Housing, and Canada Guaranty Energy-Efficient Advantage are new-construction products. An EnerGuide evaluation on an existing home does not, by itself, qualify for these 25% refunds.
📌 Newly built homes typically need an eligible certificate or EnerGuide performance at least 20% better than a typical new house. Apply with the insurer within their published window (generally 2 years / 24 months of closing).
What’s the Rebate?
Up to 25% of Your Mortgage Insurance Premium Back
If you bought a newly built, never-occupied home with CMHC, Sagen, or Canada Guaranty insurance, you may be eligible for a 25% premium refund when the home meets the insurer’s energy criteria.
✔ Available through:
✔ Applies to newly built homes
✔ We document qualifying homes in British Columbia and Alberta
How It Works
| Step | Description |
|---|---|
| 1️⃣ Document the new home | We model or evaluate the newly built home and produce the energy documentation the insurer asks for. |
| 2️⃣ Receive Your EnerGuide Report | This may be an EnerGuide rating versus a typical new house, or a recognized certification such as BC Energy Step Code. |
| 3️⃣ Submit to Your Insurer | Upload your report to CMHC, Sagen, or Canada Guaranty’s rebate portal. |
| 4️⃣ Receive Your Refund | If eligible, you’ll receive a refund on part of your mortgage insurance premium. |
🕒 Most evaluations take 1 1/2 – 2 hours. Reports are usually ready within a few days.
Who Qualifies?
You’re likely eligible if:
- The home is newly built and was never occupied as a resale
- You used CMHC, Sagen, or Canada Guaranty mortgage insurance
- Your home meets or exceeds minimum energy performance thresholds
📌 Existing homes seeking a CMHC Eco Improvement refund need substantial qualifying upgrades (the insurer currently cites at least $20,000), not an evaluation alone.

Testimonials
Greener Homes Inc. prepares the energy modelling and EnerGuide documentation. The insurer, not Greener Homes, decides whether a refund is paid.
Existing-home “evaluation only” refunds are not how these 25% products work in 2026.
